Low fees

Hosts are treated with respectful lower fees than other short time rental companies. No hidden extra fees, we only charge a base with consideration in this fact. Base rates cover incidentals incase a guest damages property or violates rules or laws. ARC keeps these extra fees that are charged to the guest.

Vetted Renters

Guests are screened for protection of the hosts interests, including imput into our data base where a guest could be banned for violating hosts rules or any state, federal or local laws. ARC takes serious on the hosts behalf.

Handle all cleaning and maintenance

Fees and PMS usage

Our representatives will get your place ready from the start ensuring to save money and quality of work. ARC STAY SHARE contracts with hotel venders and other designers to give your place the unique experience for each of your guests.

Market Price

We allow hosts to decide pricing based on fair market pricing. This gives an advantage to hosts and other fees are collected by ARC STAY SHARE for extra services keeping you the host clear of these fees.

Flat rate PMS fees

ARC STAY SHARE has adopted a policy to allow hosts to use PMS freely without being penalized by using flat rates. When you signup with us, you are agreeing to our terms and conditions as well as a partner agreement that when a guest decides to use your STAY SHARE referred by us, we are due our fees. We guarantee no surprise fees and as long as you are active with us your benefits are greater than any competitor.

Waterfront \ Ocean \ Lakefront guarantee

ARC Stay Share is partnered with as a department of ARC allowing our marine devision to offer to your boat owner or renter guests, full-time membership or temporary memberships that will cover boat lifts and docks for hosts. Your guests get special discounts for doing business with you. ARC Marine will cover any damages that could occur by guests using your docks or boat lifts.

Tourism Tax

State tourism taxes—often called transient occupancy, bed, or resort taxes—are local and state surcharges applied to short-term accommodations, car rentals, and dining. Rates vary heavily by jurisdiction; for example, in Florida, short-term rentals under 6 months are subject to a 6% Tourist Development Tax (collected locally) plus 7% state and local sales tax (collected by the state).
